How janitorial pricing works
Canadian janitorial services price three ways: per square foot per month (common for larger facilities, typically $0.08–$0.25 depending on scope), flat monthly rates (most offices), or hourly for porter-style work.
The per-square-foot number means nothing without scope. A $0.10 quote that excludes washroom consumables and floor care costs more than $0.15 all-in.
Building the scope of work
A professional scope lists every task with a frequency: nightly (washrooms, waste, touchpoints), weekly (detailed dusting, glass), monthly (high dusting, machine floor work), and periodic (carpet extraction, strip and wax).
Vague scopes are how service quietly degrades. If it's not written with a frequency, it won't happen with one.
Clauses that protect you
Insist on: 30-day termination notice, defined response time for complaints, named supervision and audit schedule, insurance certificates, and consumables pricing transparency.
Auto-renewal clauses with 90-day outs and penalty language exist to trap underperforming relationships — walk away from them.
